Bespoke Cotswold Country Home New Build

A handcrafted Cotswold-edge new build combining traditional stonework with contemporary country architecture.
Priory House was delivered as a complete design-and-build project on the edge of the Cotswolds. Our aim was to create a modern country home rooted in local character, built with reliable materials and careful detailing. The structure combines traditional Cotswold stonework with an exposed oak frame, forming the backbone of the design and setting the tone for the rest of the build.

The house was constructed using a blend of heritage techniques and modern engineering. The oak-framed gable was designed to bring strength and natural light into the main living spaces, while the stone envelope provides longevity and a strong thermal base. Inside, we focused on clean proportions, consistent materiality and practical layouts, limestone flooring throughout the ground floor, bespoke joinery, and five ensuite bedrooms arranged for long-term, everyday use. A detached oak-framed garage with studio space was built to complement the main structure and provide flexible future use.

While not built to full Passive House certification, the project followed the same principles wherever possible. This included high-performance insulation, improved airtightness, energy-efficient glazing and careful junction detailing to minimise heat loss. Mechanical and electrical systems were specified for durability, efficiency and ease of maintenance, supporting a home that performs well, is economical to run, and is built to last.
